Founded in 1991 by Kevin Maloney and led by Managing Partners, Ryan Shear and Dan Kaplan, PMG has grown from a local real estate operator in New York City to a national investment, development and asset management firm operating across Florida, New York, Colorado, South Carolina, Tennessee and Georgia. Our in-house teams manage the full development life-cycle, spanning land use and acquisitions, financing and accounting, design and construction, asset management, marketing, sales and leasing, and legal oversight.

Our current multi-billion dollar portfolio includes assets across pre-development, construction, lease-up, and sell out, totaling more than 8,500 residential units and over 16 million square feet of development. The Society Living multi-family brand pipeline encompasses locations in Denver, Nashville, Atlanta, Brooklyn, Fort Lauderdale and Miami. Notable current condominium projects include 111 West 57th St, E11EVEN Hotel & Residences Miami, Waldorf Astoria Residences Miami, and Sage Longboat Key Residences. Additionally, PMG’s Affordable Housing and commercial divisions are expanding nationally.

Kevin Maloney Founds PMG

Kevin Maloney leaves Head of Real Estate position at a savings & loan to start a development company. The name Property Markets Group was chosen by surveying his colleagues from a list of industry terms. 

First Manhattan Headquarters

Three initial partners establish an office at 42nd St and 2nd Ave, working off card tables with computers networked by wiring built in a neighboring garage. 

64th & Central Park W

PMG acquires it’s first condominium project from foreclosure and successfully re-positions for sale.

81 Riverside Drive

A member of the British rock band Cream dispossessed the residential asset to PMG for renovation and profitable resale.

Capital Improvement Program

During the late 90s, PMG executed over 25 residential projects leveraging J-51 tax abatement programs for major capital improvement

 Citylife Hotel Group

The Martha Washington SRO is converted to Hotel Thirty Thirty, establishing PMG’s strategy to provide budget-conscious travelers with stylish accommodations in historic locations.

The Habitat & On The Ave

Continuing to reposition outdated Manhattan hotels, The Broadway American Hotel is reconstructed to become On The Ave, and the Allerton Hotel becomes The Habitat. 

Hotel 57

With over 1,000 hotel units comprised of vitalized hotel residences from the early 1900’s, PMG opens Hotel 57, which remains a top hotel in midtown Manhattan.

Pre-War Residential Conversions

A series of residential pre-war condominium conversion projects includes The Belnord, The Kingsley, The Briarcliffe, Herald Towers, 190 Riverside Drive and The Hermitage.

The Concession

The Concession country club and private residential community in Bradenton, Florida sells out 255 homesites with a Jack Nicklaus Signature Golf Course on the Gulf Coast.

PMG’s expansion into Florida continues to the East Coast with an architecturally stunning new construction luxury condominium tower on Miami Beach.

PMG Asset Relief Group

The PMG Asset Relief Group affiliate acquires, improves and sells over fifty distressed residential properties in suburban Chicago and South Florida.

PMG Opens Miami Office

PMG establishes a permanent presence in the South Florida market under the leadership of Managing Partner, Ryan Shear

Walker Tower

Originally designed by famed architect Ralph Walker and completed in 1929, PMG transformed the prestigious 24-story Chelsea building into 47 luxury residences.

Stella Tower

As with Walker Tower, PMG kept Ralph Walker’s modernist vision for the facade and Art Deco ornamentation when converting this Hell’s Kitchen masterpiece to impeccable residences.

Queens Plaza South

Minutes from Manhattan rises Long Island City’s premier luxury apartment community.

Sage Beach

In the first of many collaborations with famed architect Carlos Ott, the boutique Sage Beach residences opens on a pristine stretch of Hollywood Beach (FL) sand.

Society Las Olas

The showpiece of the Society Living multifamily portfolio shines over Downtown Fort Lauderdale with stunning finishes, rent-by-bedroom options, convenient technology and industry-topping amenity spaces.

Sage Longboat Key Residences

PMG launches the 16-unit boutique beachfront condo community with design focused on wellness along 260 feet of pristine white sand.

E11EVEN Hotel & Residences

E11EVEN partners with PMG to create a premier hotel and residences in Downtown Miami. The property will feature a spa by Deepak Chopra, day club, sports lounge and several fine dining restaurants.

Waldorf Astoria Hotel & Residences Miami

PMG launches this iconic 100-story tower designed by world renowned architect Carlos Ott. Once complete, Waldorf Astoria Miami will be the tallest residential tower south of Manhattan and will feature panoramic views of Biscayne Bay.
